My daughter and I recently applied to rent an apartment here in Park Shadows. I have to say I was very pleased with how the staff assisted us throughout the process. Karen sent us all of the required forms to complete and answered all the questions we had during the signing of documents. She made everything much easier by always being available for us. On the day we were to get the keys and do our walk through to look for anything that needed attention, Kristi explained what was expected and the timeline to turn in the inspection form. We completed the walk through and found only a couple small items that we informed her of. The very next day Stan came by and took care of everything. And he was the nicest guy. Very polite and personable talked to us for a while, petted the dogs and then was on his way. I have to say that the entire experience was very positive and all of the staff we encountered represented the facility in a very professional manner. I think things will be fine here.

We had our AC catch fire and go out on a weekend, we called the office and Loretta and her staff was on top of everything, she dispatched Miriam to take a look at things, Mariam was very knowledgeable and very friendly, she went out of her way to bring us a portable unit, and kept us updated on when a vendor was coming. Never had an issue with Management getting work done in the 2 years we've been here.

My daughter locked herself in her room and I was freaking out because we don’t have a key and my partner wasn’t home to help all while trying to feed my new born. My partner called the maintenance and within 10 minutes Marian came and was able to get her out for me. Not only that but she was extremely kind and friendly when my daughter stated freaking out behind the door, she also offered to get us a new door knob with no lock and left a key for the other doors. Would rate Marian 10/10 best of the best.

I have lived here for almost 4 years and I do like it here. The maintenance crew is so friendly and things get fixed quickly. But, the water gets shut off very often. My biggest complaints is that the fences in a lot of the apartments are broken, tipping over or are missing a section and what is supposed to be your backyard or patio is exposed. I have been asking for my fence to get fixed since it is tipping and every time it is windy it rocks back and forth. It looks terrible. I have called and asked if they can fix the fence and each time I get told they will let maintenance know and 3 years later the fence is still leaning over and just looks horrible. I would much rather be told it isn't going to get fixed than to be told each time that they will "let maintenance know". The pictures you see on the website are misleading. The fences make the community look terrible.

Park shadows submitted my front door to be replaced management took care of everything and got it all set up a few weeks later my door was installed the next day the painted and put in all proper weather stripping to get it fixed without having a manager around karen called and set up maintenance man eric he did an amazing job going above and beyond with that little he had for supplies he spent 2 long hard hours preparing and sealing the door to fit. I am great full so much to everyone at parkshadows that helped us out to get a door so we won’t be way to cold or hot anymore due to a bad door. I really am so freaking thankful to have this blessing that our managers and property managers and maintenance bust there butt doing this for us. Special thanks to Karen and Eric for getting all these issues and problems completed today. Thank you guys so much for all you do your an amazing team! Also one last thing they where very amazing about when to do it and when it was convenient for me to have it installed and what time would be okay and I really respect cause living in a apartment can be hard sometimes but they made it work and included me and time frames in fixinging this -thank you again -337 P.s thank you to the property manger that always makes sure things get done especially when needed!❤️

Well it starts back to 1965 I believe. I first lived at Park shadows as a child then during the years that followed I lived there as a teenager I lived here three times after that with my children. And then in 2000 lived here for 5 years. And I just moved back in once again what can I say I love Park Shadows it's like living in the country that's one reason why I love it here and the staff they are amazing all of them are they went above and beyond helping me find the right unit and moving me in as quick as they can because I was on a time limit and I thank them for working with me and let's just pray to God that I'll be here for many years to come

I lived at Park Shadows for a year. I liked the area and my apartment. The maintenance staff was honestly the best part of my experience. Nick, Stan and Miriam are the absolute best and deserve the hugest KUDOS. I didn't really have any major issues during my year there. Anything that needed fixing, the smaller things, were done immediately. My main complaint about Park Shadows was the extras. I hope they have changed this. They advertised the base rent of 1313 and it even stated washer/dryer included but after I signed the lease and got the move in sheet, that is when I saw all these extras like parking $15, cable $30, Amazon hub $10, the washer/dryer $30, common area maintenance $45, and other fees that were not disclosed until after I signed the lease. At least that was my experience. My rent at $1313 plus taxes and with all the extras that got tacked on, plus water, sewer and trash was over $1600/mo. Add electric and gas for another couple hundred, all in all I was paying around $1800/mo for a 2 bedroom/1 bath. So renter beware! I think they charge $1775 base rent now for the 2 br/1bath. So if you can afford all that it is honestly a decent place to live.

When I moved in the apartment was old but everything worked. When it was sold the corporation that bought it made many improvements to the outside property and all newly vacated apartments but not to my apartment. However, my rent went up by hundreds of dollars yet I lived in the same old space I had always lived in. I was told that they "had" to bring rents up to industry standards. I was a bit surprised by that comment given I was a long time renter. I guess I could understand that ideology for new people coming in to upgraded apartments and accepting the rents offered but when your rent goes you more than $300.00 a month for the same place you've lived in for years it's just unacceptable. There doesn't seem to be any loyalty. I guess this is "business as usual" but honestly, it was better when owned by a family who knew their tenants and actually cared. I guess that's an old fashioned concept but one I miss....

My family and I have been here at Park Shadows since August of this year and for the most part it has been good. This complex has the potential to be a 5 star community with some necessary improvements and changes. I would currently put this complex at 4 stars. I plan on following up with another update in hopes that some of our current concerns and issues are addressed and resolved. We expect nothing but the best here and anticipate my next review to be a 5 star one! Let me start by saying Anna Garcia from the leasing office has been great to our family and very helpful! Anna was our primary contact moving in and she made sure all of our questions were answered and made sure our move in was smooth and easy. Anna is always there to address any issues or concerns and we can depend on her to follow up with any issues that arise. Loretta from the leasing office has also been very helpful and friendly. So far, we have had the Best experience and interaction with the ladies in the leasing office. The maintenance staff are friendly and they respond quickly with any work orders ensuring that any issues are addressed right away, however it has taken Us a few work orders before our AC problem was finally fixed. It took maintenance a few visits before our AC problem was handled correctly and was ultimately resolved with a new AC Unit which we are very grateful for! We are still experiencing some minor issues with ventilation to one of our rooms and temperature control throughout which we believe may be a result from older windows in place and or duct work needing cleaned. We have some concerns about some cosmetic issues inside and outside our Unit. We have expressed our concerns to Anna and she has been open to hearing our concerns and is willing to help resolve some of our problem issues. The community is nice and well kept. The parking and patio lighting is very sufficient but we would like to see better lighting around the community streets for it is very dark at night. We recently saw that some improvements were made to the front of some Units with new grass and plants placed. We hope that this continues to other outside areas needing improvement. In front of our Unit we currently have a lot of dirt areas that need attention and work which we will be addressing with Anna and upper management. The inside of our Unit was clean and well put together but we feel that some things are outdated like the washer, dryer and refrigerator. There are also some cosmetic problems like faded cabinets, mismatched bathtub tiles and unfinished grout in the bathroom. The floors are nice looking throughout but the linoleum is paper thin which had resulted in some minor rips prior to Us moving in. The interior walls were freshly painted but were overly painted with a lot of drip stains dried onto the walls. Overall it has been good here and we feel like we are heard and valued. We hope to be here a couple more years and are hopeful that some of these issues mentioned with our Unit and the surrounding areas will be addressed and resolved. We have established good communication and respect with Anna so we will continue to work closely with her hoping that things will improve and get better for Us and this community!

I found Park Shadows on the internet. I knew the area I wanted to be in. After a video walk through via my son and consultant, I decided to rent. It has all been really pretty good. I didn't get to see the actual unit I was going to rent, until move-in, so that wasn't very settling, considering I was coming across country to live here, but it was honestly everything I wanted so here I am. The place is clean, quiet and the maintenance has been the best part so far! Miriam and Renee are awesome! They took care of my immediate small concerns quickly. I was a bit disappointed in my backyard being complete dirt but I love gardening so I'm up for the challenge of the blank slate. The move in itself could have been better, but the place is clean and well maintained and everything works and I'm looking forward to a long stay here.

As with all homes, if you keep yours tidy & are on top of the crumbs & cleaning, I haven’t had any problems with any bugs as we are surrounded by huge trees as if we’re in the woods so it’s expected. With that being said, I haven’t experienced any crazy bugs besides 1 or 2 spidery looking things 😂 & a few tiny flying bugs but if you take a look outside, you can see that they camouflage with the trees, so makes sense with nature comes all factors but I am extremely happy their hasn’t been any crazy bugs like in the reviews from past posters, so peace of mind to those that read those. I think there could be added lighting to the streets at night & more grass instead of dirt would be ideal. With that being said, Home is what you make it & I believe the reviews throw this place off because it is actually a beautiful place to call home. 🌲 🌞 It is so hard to please everybody now a days- it’s almost impossible for everybody that ever lives here to feel “it’s perfect” but I can honestly say when I wake up on the right said of the bed, it is. ☺️ I’ve also befriended almost everybody we meet at the pool- everyone is so friendly.. New to park shadows moved in the beginning of November. I love the place it’s very nice! Only two things I would change is outside needs brighter lights in the night time at least by the roads. The second thing is the front yard should maintained a little better and it should have grass to make it look nicer instead of just dirt outside. But other that the staff is nice and I love living here. If the 3bds price goes down more we would love to move into a 3bd! And stay here for even longer than a 1year lease!

My a/c failed early one morning on a 110plus day. I submitted my request online (non-emergency), and shortly after the office opened, two maintenance workers arrived, working diligently to figure out what was wrong. In the meantime, I asked them if they could bring me a portable a/c unit, which they brought over, right away. My a/c was fixed later that day!

Maintenance responds to requests quickly and the office staff are all so sweet and friendly! They always answer my questions professionally and respond to my e-mails in a timely manner. LOVE this place!!

Been here for around 2 years. Haven't had a bad experience since move in. Every time I've had a problem, Star or Essie in the office have been super helpful in getting the problem solved quickly. The staffing in the office has changed quite a bit recently, but the new management seem to be very good at helping residents with their needs. The homes are set in a very nice environment and the neighborhood is fairly quiet, save for the kids that are always out and about. Overall one of the better places I've lived.

I love my new home! The country setting is so nice and the staff is very friendly. Essie from the leasing office was so incredibly nice and helpful. She was quick to respond to my questions and great with follow up. She even convinced me to go for the two bedroom apartment and I'm so glad she did. I'd recommend this community, it's a nice place to live.
